Meta's Future Lease Obligations Reach $278.99 Billion, Involving AI Data Centers

Meta disclosed in its quarterly securities filing that it has approximately $278.99 billion in operating and financing lease obligations that have not yet commenced and are not included on its balance sheet, primarily related to AI data centers. These leases cover data centers, colocation facilities, and some network infrastructure, with plans to begin gradually from the remainder of this year until 2036, with lease terms ranging from over 1 year to 30 years. This figure represents an increase of about 53% compared to the $182.88 billion in future lease obligations disclosed in Meta's quarterly filing three months ago. Additionally, Meta added approximately $68 billion in data center lease commitments in July, after the quarter ended, expected to commence in 2027 and 2028, with lease terms of 18 to 20 years. Meta also announced the expansion of its AI data center Hyperion in Louisiana, aiming for a computational capacity increase to 5 gigawatts, with projected costs exceeding $50 billion. Meta CEO Mark Zuckerberg stated that a significant portion of the company's computing power will be used to train AI models, drive AI agents, and support core business operations. Besides future lease obligations, Meta also disclosed $349.31 billion in non-cancelable contract commitments, covering both short-term and long-term arrangements, primarily related to third-party cloud capacity arrangements, as well as investments in servers, network infrastructure, data centers, and Reality Labs consumer hardware products, with $53.52 billion and $81.65 billion maturing in 2026 and 2027, respectively.
