One-Room Apartments in Ukraine: How Prices and Availability for Sale and Rent Changed in 2026

In most cities, the number of listings has decreased in both the sales and long-term rental segments. At the same time, the markets of individual cities show different dynamics. In particular, in Chernivtsi, the number of listings has increased in both segments. In Kyiv, Vinnytsia, Lutsk, and Ivano-Frankivsk, the supply of apartments for long-term rent has increased against the backdrop of a decrease in the number of properties for sale.

This is reported by Dilo.ua, citing a study by OLX Real Estate.

Chernivtsi has become the only city among those analyzed where, over the year, the number of listings for the sale of one-room apartments in the secondary market has increased. In July 2026, the supply here was 5% higher than in July 2025.

In other cities, a decline has been recorded. The most significant decrease was in Ternopil -- by 42%. In Khmelnytskyi and Cherkasy, the number of listings decreased by 41%.

The supply in Vinnytsia, Rivne, and Uzhhorod decreased by 35%. In Zhytomyr, the decline was 34%, in Zaporizhzhia -- 33%, in Kropyvnytskyi -- 31%, and in Sumy -- 29%.

In Dnipro and Kherson, the number of listings decreased by 28%, in Mykolaiv -- by 24%. An 18% decrease was recorded in Lviv, Kyiv, and Chernihiv.

In Lutsk, the number of one-room apartments for sale decreased by 14%, in Poltava -- by 10%, in Ivano-Frankivsk -- by 7%, and in Kharkiv -- by 4%.

The smallest negative dynamics were observed in Odesa, where the number of listings decreased by only 2%.

Thus, the secondary market for one-room apartments has predominantly demonstrated a reduction in supply over the year. At the same time, the difference between cities is significant: from minus 2% in Odesa to over 40% in Ternopil, Khmelnytskyi, and Cherkasy.

The dynamics in the long-term rental market differ somewhat. While positive changes in the secondary sales market were recorded only in Chernivtsi, the number of rental listings increased in five cities.

The largest increase in supply was in Lutsk -- by 23%. In Chernivtsi, the increase was 10%, in Kyiv -- 6%, in Vinnytsia -- 4%, and in Ivano-Frankivsk -- 3%.

At the same time, in most cities, the number of listings for long-term rent has decreased. The most significant drop was recorded in Khmelnytskyi -- by 48%. In Uzhhorod, the supply decreased by 43%, in Rivne -- by 34%, in Zhytomyr -- by 33%, and in Zaporizhzhia -- by 31%.

In Kharkiv and Kropyvnytskyi, the number of listings decreased by 29% in each city. In Mykolaiv, the decline was 28%, and in Cherkasy and Dnipro -- by 26% each.

The supply in Sumy decreased by 24%, by 18% in Ternopil, and by 15% in Lviv.

Smaller changes were recorded in Chernihiv (-11%), Kherson (-8%), Poltava (-4%), and Odesa (-3%).

In most cities, the situation in the sales and long-term rental markets is developing in the same direction: the number of listings is decreasing in both segments.

The most similar dynamics are observed in Kyiv: minus 35% in sales listings and minus 34% in rentals. In Zhytomyr, the figures are -34% and -33% respectively, in Zaporizhzhia -- -33% and -31%, in Kropyvnytskyi -- -31% and -29%.

In Khmelnytskyi, the supply for sale decreased by 41%, while in rentals it decreased by 48%. In Uzhhorod, the figures are -35% and -43% respectively. In Dnipro, the number of listings decreased by 28% in sales and by 26% in rentals, in Lviv -- by 18% and 15%.

At the same time, in several cities, the dynamics of the two segments are opposite. In Kyiv, the number of one-room apartments for sale decreased by 18%, while the supply for long-term rent increased by 6%. In Vinnytsia, the figures are -35% and +4%, in Lutsk -- -14% and +23%, and in Ivano-Frankivsk -- -7% and +3%.

Chernivtsi stands out as the only city where the supply of one-room apartments increased in both segments: by 5% in the secondary sales market and by 10% in long-term rentals.

In Odesa, the changes were minimal: over the year, the number of listings for sale decreased by 2%, and in long-term rentals -- by 3%.

Overall, over the year, the market for one-room apartments in most of the analyzed cities demonstrated a reduction in the number of active listings. In many cities, this trend is observed simultaneously in both the secondary sales market and the long-term rental segment.

At the same time, the number of active listings is not a direct indicator of demand. It can be influenced by various factors: the activity of owners, the speed of selling or renting properties, local demand, migration processes, and the overall situation in a specific market.

Therefore, a decrease in the number of listings does not necessarily mean a decline in demand, just as an increase does not automatically indicate a strengthening of it. At the same time, the dynamics of listings show how differently local real estate markets change in different cities of Ukraine.
